A Mornington Peninsula boat berth is on the market with a $680,000-$720,000 asking range, which is higher than 51 Melbourne suburbs’ median house price.
The Safety Beach freehold berth — measuring 20m by 6.7m — comes with three-phase power and water connections.
In a rarity for the area, the berth at 77 Martha Cove Water Way is being sold on its own, as opposed being offered for purchase along with a nearby house.

Owner John Ayre said he snapped up the berth about 20 years ago when the Martha Cove waterfront residential development, including a marina, was being planned.
“I said I’d take two berths as long as the area was fenced off privately to me,” Mr Ayre said.
His berths can be accessed by walking through some nearby open space, as opposed to having to walk through a house.
Mr Ayre said that in partnership with another family, he formerly owned a 21.94m (72-feet) boat in which they have sailed the world, including the Mediterranean and Caribbean.
Although Mr Ayre had three-phase power connected to the berth for the boat, it never ended up docking there due to being slightly too big.
However, Mr Ayre keeps a smaller 6.4m (21-feet) rigid inflatable boat (aka a RIB), which he is also selling, at the site.
With his 80th birthday approaching, Mr Ayre said he and his wife were looking to expand their future travels but cut back on solo sailing.
But they have fond memories of using the RIB craft to ferry relatives and friends to the larger boat they previously owned, for Christmas parties held on board while anchored close to the berth on Port Phillip Bay.
Mr Ayre currently leases his smaller 15m berth to a friend.
YPA Dromana director Elke Remscheid said most Safety Bay berths were sold with 99-year leases, as opposed to having a freehold.
“In my 24 years in real estate, it’s the first freehold one I’ve listed and of that size too,” Ms Remscheid said.
She said the berth would suit a boat-owning buyer who wanted to live or holiday in a property located close to – but not right on – the Martha Cove marina, where houses tend to sell for between $3m-$5m.
According to PropTrack, more than 50 Greater Melbourne suburbs have a median house price below the berth’s $680,00 lower asking range.
These areas include Pakenham with a $655,070 median, Craigieburn at a $658,196 median and Truganina on a $678,688 median.
